Sustainability and Heritage Integration in Design
Brenan Place, a new medical office development at 33 Victoria Parade, Fitzroy, has reached practical completion as of 10th June 2026. This marks a significant advancement for the St Vincent's Fitzroy Health and Innovation Precinct.
Co-owned by funds managed by IFM Investors and HESTA, the building is their first direct investment in the healthcare sector by IFM's real estate team since 2021. Brenan Place spans 12,164 square metres and offers PCA A-Grade medical office facilities.
Hansen Yuncken developed Brenan Place, connecting it directly at ground level to the Aikenhead Centre for Medical Discovery (ACMD). This promotes integration between research, clinical care, and commercial partners within the precinct.
Brenan Place boasts a 100 per cent electric base build and aims for a 5.5-star NABERS Energy rating and a 5-star Green Star design. These features highlight its commitment to sustainability in a modern healthcare setting.
St Vincent's Hospital Melbourne is the primary tenant, occupying over 45 per cent of the building. The space can accommodate up to 1,000 workers, and discussions with potential tenants for the remaining five floors are ongoing.
Historic Brenan Hall Integration
The development incorporates the historic Brenan Hall into its design, which has been restored and integrated into the main lobby as a business lounge and event space. This aspect of the project was a collaboration between Bates Smart and heritage architect Trethowan Architecture.
