351 Apartments Approved for Melrose Park
PAYCE has received approval for a 351-apartment development in Melrose Park, aiming to enhance Sydney’s affordable rental housing stock. The project was approved by the Department of Planning, Housing and Infrastructure on 14th May 2026.
Located at the intersection of Hope Street and Hughes Avenue, the development includes 197 affordable housing units and 154 co-living units. It is the first development to achieve Concurrent Rezoning under the Housing Development Application pathway.
This $136 million investment is expected to create 216 construction jobs and 26 operational jobs. Evolve Housing will own all the affordable units, which are funded for 25 years under the Housing Australia Future Fund scheme.
Strategic Location and Amenities
Situated 100 metres from the upcoming Parramatta Light Rail Stage 2 and the $800 million Melrose Park Town Centre, the development offers residents enhanced connectivity and access to amenities. The light rail will connect to the new Sydney West Metro at Sydney Olympic Park, providing easy access to the Sydney and Parramatta CBDs.
PAYCE Chairman Brian Boyd remarked, “This project represents a major boost for new affordable rental accommodation in an area of high demand and high amenity.”
In addition, educational facilities like Melrose Park High School and the expanded Melrose Park Public School are within walking distance, catering to up to 1,700 students. These schools are scheduled to open in Term 1, 2027.
Lyall Gorman, CEO of Evolve Housing, stated, “The 197 homes to be delivered at Melrose Park are part of 1,094 new affordable homes Evolve Housing will deliver through the HAFF, helping address the growing shortage of affordable housing in well-connected locations.”
The Melrose Park project is also expected to significantly impact the local economy by providing rental accommodation for over 700 residents. It will be completed by late 2028, marking a significant enhancement of Sydney’s affordable housing landscape.
The new Melrose Park Town Centre, a major 30,000sqm retail shopping center, will open later this year, providing extensive shopping options for residents.
