Modon sells 1,700 Hudayriyat Island homes within days

Modon recorded more than AED 13 billion in sales within days of launching Hudayriyat Golf Estates on Hudayriyat Island in Abu Dhabi, setting the highest publicly recorded sales value for a single residential project launch in the UAE.

Within a few days of launch, buyers purchased 1,700 residences across the project. Hudayriyat Golf Estates includes golf mansions, villas and townhouses.

Buyer data showed that 15% of purchasers were non-UAE residents, while 81% were new customers to Modon.

That sales mix points to fresh demand from overseas buyers and first-time Modon customers, not only repeat purchasers in Abu Dhabi.

Hudayriyat Island masterplan details

Across the gated community, Andalusian-inspired architecture sits alongside dual waterfront and fairway views and a 95-hectare golf course.

A 2.3-kilometre green spine links a clubhouse, wellness and fitness facilities, retail and leisure outlets, co-working spaces and a school.

Designed around privacy, wellbeing and premium living, the masterplan also aims to create a walkable neighbourhood on Hudayriyat Island.

His Excellency Jassem Mohamed Bu Ataba Al Zaabi, chairman of Modon Holding, argued that the demand reflects growing global confidence in Abu Dhabi and the UAE, backed by long-term vision, economic strength and sustainable development.

Bill O’Regan, group chief executive officer of Modon Holding, linked the sales result to changing buyer priorities around lifestyle, wellbeing and connectivity.

Modon positioned the scheme as an integrated destination, combining homes with work, fitness, retail and leisure amenities in one setting.

Ibrahim Al Maghribi, chief executive officer of Modon Real Estate, described Hudayriyat Golf Estates as a residential community built around quality, privacy and active living, and pointed to strong demand for planned homes in Abu Dhabi.

Following the launch, the sales result also strengthened Hudayriyat Island’s position as a residential and lifestyle destination in the emirate.
