Snapshot Shows Critical Shortage of Affordable Rentals
A new report highlights a critical shortage of affordable rentals for low-income earners in Australia, urging the federal government to take action in the upcoming Budget. Released on 29th April, the 2026 Rental Affordability Snapshot by Anglicare Australia shows an alarming lack of affordable housing options.
This report found that 0 per cent of private rentals are affordable for individuals on JobSeeker and Youth Allowance, just 0.2 per cent for those on the Age Pension, and a mere 0.5 per cent for full-time minimum wage workers. These figures underscore the urgent need for federal intervention.
Everybody’s Home, a national housing campaign, has called for the government to prioritise building social housing and ending investor tax breaks. Chantal Caruso, spokesperson for the campaign, stated, “It’s staggering that there are virtually no affordable rentals in the private market for people on the lowest incomes.”
Call for Government Intervention
The organisation emphasises that the current system is failing and requires immediate reform. Caruso urged the government to redirect savings from tax reforms into affordable housing projects. The campaign argues that such measures are essential to address the housing crisis and to build the 640,000 social homes needed to meet growing demand.
Caruso further mentioned, “This Budget presents a critical opportunity to deliver meaningful reform by ending unfair investor tax breaks that are making the housing crisis worse, and reinvesting those savings into building more public and community housing.”
The report and campaign highlight the broader implications of the housing crisis, suggesting that building more affordable homes would alleviate pressure across the rental market. With the Federal Budget approaching, all eyes are on the government's response to these findings.
According to Everybody's Home, the lack of affordable rentals is a nationwide issue. Australia faces a shortfall of 640,000 social homes, and the demand continues to grow. Building more homes that are affordable will not only support those in greatest need but also help stabilise the broader rental market.
The campaign stressed that Australia needs a fair and affordable housing system for everyone. Every Australian deserves a safe, secure, and affordable home. This year’s Budget is seen as a pivotal moment for the government to implement meaningful reforms.
