Garden State Hotel rooftop project to add a two-level venue above Flinders Lane
Garden State Hotel will expand its Melbourne CBD venue with a new 300-seat rooftop garden above its Flinders Lane location. The project introduces a two-level, all-season rooftop positioned directly above the existing hotel. As a result, the venue footprint will extend vertically into the CBD skyline.
The rooftop operates as an open-air venue supported by a retractable roof. Consequently, the space will support year-round trading across changing weather conditions. In addition, the elevated position delivers sweeping views across the Melbourne CBD.

The rooftop bar focuses on herb and floral-inspired cocktails. Alongside this, the menu will include craft beer, approachable wines, and non-alcoholic options. A full pub menu will follow as part of the rooftop offering.
Melbourne-based architect Telha Clarke designed the rooftop garden with layered greenery, banquette seating, and soft lighting across both levels. Meanwhile, the upper mezzanine level supports private bookings and seasonal activations. Together, the layout allows the venue to balance casual service with event use.
Venue Manager Scott Woods outlined the intent behind the expansion. “The rooftop will be a true extension of what people already love about Garden State,” says Woods. “With a retractable roof, it will be the perfect place to gather all year round.”

Construction begins in February and will continue through 2025. Accordingly, the project targets completion in Spring 2026. The additional rooftop will increase overall venue capacity and broaden event capability within the CBD.
Rooftop Design And Capacity Details
The rooftop garden accommodates up to 300 patrons across two levels. Notably, seating arrangements allow flexible use for everyday service and private functions. At the same time, the mezzanine level can operate independently while remaining visually connected to the main floor.

Integrated greenery creates a garden-style environment above street level. Furthermore, lighting supports evening service while maintaining clear sightlines across the venue. The retractable roof also enables seasonal adaptability without disrupting operations.
Once completed, the rooftop will trade as part of the existing Garden State Hotel rather than as a standalone venue. Ultimately, final operational details will be confirmed closer to opening.
