Population Growth Fuels Housing Demand

Sustainable Population Australia (SPA) urges immediate changes to Australia’s population policies due to a worsening housing crisis. High immigration levels drive rental costs up and vacancy rates down.

Recent data shows national housing vacancy rates are at 0.7 per cent, highlighting a crisis that cannot be solved by supply measures alone while demand surges unchecked.

Peter Strachan, National President of SPA, stated, “The core issue is not a failure of supply, but explosive demand driven by net overseas migration, which accounts for approximately 74 per cent of Australia’s total population growth in recent periods.”

Australia’s housing industry supplies homes at a high rate per capita compared to most OECD nations. However, the housing crisis worsens as immigration-driven demand outpaces home delivery rates.

Environmental and Social Impacts

Strachan argues that high immigration levels are unsustainable as they increase unaffordability and rental stress. This situation also contributes to social division among existing residents and new arrivals.

Australia’s population is expected to surpass 28 million by 2026. SPA warns this could lead to more social stress and environmental damage, including land clearing for housing and higher emissions.

SPA calls on the Federal Government to reduce net overseas migration to sustainable levels matching Australia’s housing and infrastructure capacity. Strachan emphasised, “Prioritising the wellbeing of existing residents, including young Australians struggling to enter the housing market, must take precedence over rapid population expansion.”

Michael Seebeck, SPA Spokesperson, criticises the government’s population policies, stating that adding 900 people daily worsens shortages and impacts quality of life by crowding public spaces and straining services.

Severe energy vulnerability and potential food insecurity, due to global conflicts, complicate the situation further. SPA stresses the urgency of action to prevent severe social and environmental consequences.
